Dear Friend,
You probably don’t know me, so let me tell you a bit about myself. When I first got started in the real estate business I was working a full time job and I had to travel every day about an hour each way to and from work to a job that I really absolutely hated. It was that experience which inspired me to start looking for some other way, and that is how I found real estate.
Much like you are doing right now, I got started by reading books, buying systems, going to real estate investment club meetings; trying to get more knowledge of the business and change my financial future. The catalyst for me was reading the book Rich Dad Poor Dad, by Robert Kiosaki.
That book really changed the way I thought about how to make money, forever! Kiosaki presented the idea of passive cash flow, of making money while I slept, and that really chimed with me, I got really, really excited! I decided at that point that working for someone else would never lead to true wealth. I was going to learn the Real Estate Investment business!
So I went about reading everything I could get my hands on. I was going to read myself to expert status, at least that is what I though. I had one big thing holding me back. I thought that I needed to know everything about the real estate investment business before I could do a deal.
I was studying and studying thinking that I had to learn absolutely every little detail and then I could do a deal. That was absolutely INCORRECT thinking! I had what I now call "Analysis Paralysis", and it stalled my business for almost a year. I had become pretty good at finding deals, but I was scared stiff on what to do next.
I did not truly get started until someone I had befriended in a real estate investment club helped me through my first deal, a little wholesale flip which in 2 1/2 weeks I made $9000 dollars. Words alone can't tell you how excited I was! I was dancing around the room at home with the check high above my head singing and laughing like a crazy person! It was such a fun moment.
It wasn't just the money. I had validation at that point of two big things:
- There really are people making money in Real Estate (since I had just done so),
- And I could really do the business, it was going to work!
Now I am a systems guy and I began creating a system around what I had just learned. I figured that if I developed a duplicatable process around this new knowledge I could just start at A and work to Z and keep doing that again and again and I would continue to be successful doing more and more deals like the one I had just done.
I developed every little aspect you can imagine; from checklist of the conditions of the property to exactly what to say to the homeowner to an information page detailing everything about the property and the homeowner.
Through the use of this system I was able to do 11 more deals over the next year after my first deal, averaging between $12,000 and $15,000 each deal, and I QUIT MY JOB! That was a wonderful day as you can well imagine. Fortunately for me, I am very blessed! I have never looked back.
Now many people I had been networking within the real estate investment clubs began to ask me "Bill, how did you get some much done so fast?". I began helping other people learn what I had discovered and how to do these deals. It was through their encouragement and working with them that I decided to write this book.
But, I didn't want to just write another what I call "Feel Good" books, that feel really good while you are reading them but then you get to the end and say "OK, well what do I do now?". I wanted to write something very useful, a step-by-step account of exactly how to do what I was doing. I wanted to write a manual.
Now I realize looking back why people don't write this way. It is very difficult and time consuming to think through all the steps involved in a real estate transaction. But I chose to do this because I wanted to create a manual that can really help people change their financial future and grow wealth through real estate investing.
